Ordinance updates, new development will be up for vote at Sept. 3 Cranberry Township meeting
CRANBERRY TWP — At Thursday’s agenda preparation meeting, township officials moved a number of items forward for a vote at the board of supervisors meeting on Sept. 3.
Supervisors will vote on a zoning ordinance amendment relating to automobile washes and building-mounted signs.
The proposed zoning ordinance amendment revises districts in which automobile washes are permitted as a conditional use.
“Recent advancements in the auto wash industry have resulted in greater impacts on the surrounding areas,” Kyle Beidler, assistant township manager, said.
He said the ordinance amendment is meant to address these concerns by updating the districts where automobile washes are permitted.
The zoning ordinance amendment also opens up building-mounted signs within the township to face in any direction for single- and multitenant buildings.
“Current regulations limiting the directions of building mounted signs have created challenges for way-finding within our business parks,” Beidler said.
He added the township’s planning advisory commission will provide a recommendation on both amendments to the board at next week’s meeting.
“From time to time, to protect and preserve the township's character, we update the zoning ordinance to include necessary technical revisions,” Beidler said. “We believe these technical revisions are necessary.”
A joint ordinance establishing a new, defined municipal boundary between Cranberry and Jackson townships will also be up for consideration during next week’s board meeting.
Since neither township has access to its original municipal charters, there has been some confusion about the boundary lines between the municipalities. After months of work, officials from both townships presented a proposed, up-to-date boundary drawn during a joint meeting on Aug. 19.
Dan Santoro, township manager, said both townships are on the same page in regards to the content of the ordinance.
“We anticipate no questions or changes from them,” Santoro said.
Jackson Township will vote on the new ordinance during its Sept. 17 board of supervisors meeting.
The Sept. 3 meeting will also include a vote on final land development application for North Pointe, a proposed mixed-use development which was approved by the township’s planning commission during its July 27 meeting.
North Pointe is a 16-acre mixed-use development near the intersection of Route 19 and Dutilh Road being developed by ECHO Realty.
