A used car sales business at 90 Pattison St. in Evans City could become a reality if it meets zoning requirements, according to a recent review by the borough’s director of operations Joe McCombs.

The preliminary review of the property came at the request of a potential business owner.

McCombs said the site appears to fall within Evans City’s Industrial Zoning District, based on the borough zoning map and ordinance. However, he noted that final confirmation must come from the borough’s zoning officer.

Automobile-related uses, including new- and used-car sales, service stations and repair garages, are permitted in the Industrial District. A used-car dealership would be allowed if the zoning classification is verified.

Any proposed business would still be required to obtain all necessary zoning approvals and occupancy permits and comply with borough regulations, including requirements for off-street parking, outdoor vehicle display, signage, buffering and stormwater management.

McCombs said the property has historically been used for industrial and commercial purposes.
