Sheetz among planned tenants in proposed Ogle View Development along Route 19 in Cranberry Township
Cranberry Township’s planning commission on Monday, Oct. 27, recommended approval for the Ogle View Development — a 19-acre project slated for the corner of Ogle View Road and Route 19.
A public hearing to consider preliminary land development and conditional use applications is scheduled for the Nov. 20 meeting of board of supervisors, according to Ron Henshaw, the township’s director of planning and development services.
Henshaw also noted the only confirmed tenant thus far is a Sheetz convenience store and gas station. It will be in close proximity to two other Sheetz locations off Ehrman Road and Freedom Road.
The pedestrian-friendly hub will also include a mix of multi-family housing units, office space, retail stores and restaurants, according to plans presented by representatives from Cranberry-based engineering firm Herbert, Rowland & Grubic.
They said the concept is designed to create an inviting and connected public space that balances visibility along Route 19 with an interior courtyard meant for both residents and visitors. The courtyard will contain lawn space, outdoor seating and shaded areas, with no vehicle traffic allowed inside the central plaza.
Developers said the project draws inspiration from nearby Streets of Cranberry and Meeder, with ground-level retail and upper-level residential units to create a more active-looking streetscape.
Each building will feature its own unique styles of masonry, glass and balconies overlooking the courtyard to “activate the space” and “encourage foot traffic,” the developers said.
Planning commission members discussed the need for additional facade variation and landscaping along Route 19 to avoid a “plain wall” appearance during winter months when trees lose their leaves.
Developers agreed to revisit the exterior design and landscaping details before seeking final approval.
The plan will also feature significant transportation improvements, such as widening portions of Ogle View Road, adding new turn lanes on Route 19 and installing a new traffic signal at the intersection of Route 19 and Ogle View Road near Farmers National Bank, a move mandated by the state Department of Transportation.
Developers said they are also coordinating with the Pennsylvania Department of Environmental Protection to address wetland impacts on the site, noting that some wetlands will be filled while others will be preserved.
Construction will occur in several phases that could change over time, beginning with site grading and installation of stormwater facilities before any vertical structures are built.
