Middlesex planners give Sienna Village initial OK

The Middlesex Township planning commission Tuesday night granted preliminary approval for the Sienna Village land development plan as well as for a separate conditional-use request.

Sienna Village, which is a two-part parcel that totals about 28 acres, is planned for the intersection of Route 228 and Weatherburn Drive. It includes space for both retail entities and residential housing in the form of 65 townhouses.

In May, the planning commission recommended that township supervisors deny preliminary approvals based on a review letter from the township engineer. Plans were presented again Tuesday night with some modifications.

“There was discussion that we were going to add some restaurants,” said Don Trant, of Trant Corporation, who presented the plan.

Information presented to the planning commission Tuesday night included two restaurant spaces on the first parcel of the Sienna Village plan, amounting to about 4,000 square feet.

One of the other revisions Trant mentioned was the possible addition of office space. This would allow retail locations and offices to exist within the same buildings.

“Those buildings will be two-story buildings,” Trant said.

Greg Mason, a member of the planning commission, clarified there wouldn't be on-street parking, per township ordinance.

Township officials determined they'd like to see two additional crosswalks on Weatherburn Drive and a clearer buffer yard area.

They also reminded plan representatives that a detailed landscaping plan would be reviewed during the final approval stage.

The preliminary approvals were granted with the modifications requested by the planning commission.

Representatives of Sienna Village must now appear before the township supervisors for preliminary plan approval.
