ADAMS TWP — Of four developments set for approval on Wednesday night’s Adams Township Planning Commission agenda, three were tabled.

The commission did approve a conditional use policy and minor land development application for The Dog Stop, a combined luxury kennel and pet supply store that would be in Adams Shoppes.

Chairman Martin McKinney explained the commission didn’t have enough information for the final approval of Meadow Point PDR and the subdivision of the Werner Plan of Lots.

“We’re trying to dot the I’s and cross the T’s,” McKinney said. “In order to get final (approvals).”

Stephen Victor of Victor-Wetzel Associates represented both plans. He addressed a number of pending items recommended by township engineer Ron Olsen with the commission.

“The technical engineer ... has not completed the final geo-tech report,” Victor said during his presentation on Meadow Point. “That will be addressed (later).”

Victor noted the engineer’s cost estimate wasn’t included among the documents provided to the township.

Other pertinent information, such as sewage approval letters, also wasn’t included. McKinney asked Olsen if the township had been able to review the information Victor did supply. Olsen said it had, though there were “loose ends.”

“These loose ends look to me to be a little more than loose ends,” McKinney said. “I think we need to have those (documents) in hand.”

Victor said the additional information could be provided. He noted the subdivision is time-sensitive.

However, he agreed both plans could be tabled until the necessary documentation is available.

Review of the Harlan Simons Industrial-Residential plan was tabled until Oct. 31 while revisions are made.

Plans for the Dog Stop were presented to the commission at its June meeting. The commission approved the policy and application with the conditions the information be reviewed by the Butler County Planning Commission and The Dog Shop owners come up with ways to manage potential odors. Operational hours also need to be adjusted to accommodate neighboring homes and businesses.

The commission’s final actions were the approvals of changes to two policies. Wall signs must be no bigger than 60 square feet and fences can be installed in front yards as long as they are less than 6 feet tall and allow for visibility.
